Hello everybody My name is Joseph Manoylo and i have been in the Real Estate field since 1992 . I have experience working with foreclosures since 1996,I started out as one of three employees in a brand new company ,in eight months i was a head buyer of foreclosed properties,we were buying ,renovating,and selling an average of 14 properties per month. The company's name was NDN ENTERPRISES and EL CAPITAL. Now I am a freelance locator/buyer for investors,I do not look at properties which will yield less than 33% of the invested funds. That is my bottom line,and I stick to it .Due to my many years of experience,I have vast connections in the foreclosure field,that eliminate the middle man and can produce up to 80% back on the investment . Only serious buyers need to inquire,If interested in an ongoing business,I am a very aggressive buyer,with resources from banks,brokers,title and deed attorneys,auctions,etc.

REVISED VERSION SO SO SORRY ABOUT ALL THE MISTAKES I WAS IN A RUSH ,DID NOT REALIZE THAT I DIDN'T DO A SIMPLE SPELL CHECK

IF YOU WILL NOT GET WEALTHY IN THIS R.E.MARKET ,YOU NEVER WILL!

HELLO EVERYONE AND I SINCERELY APOLOGIZE FOR THE LATE DELIVERY BUT MY FIRST PRIORITY IS MY DAUGHTER AND MY MOM ,AND THATS THE BOTTOM LINE.
NOW,FOR THE GOOD STUFF,AS THE SAYING GOES BETTER LATE THEN NEVER,SO HERE YOU ARE I WORKED VERY HARD ON THIS LADIES AND GENTLEMAN,I AM NOT A COMPUTER SAVVY PERSON AS YOU CAN PROBABLY TELL BY NOW,THAT IS ANOTHER REASON IT TOOK ME SO LONG AND I AM NOT FINISHED I JUST HAD TO GIVE YOU AT LEAST A TASTE A PALLET AS SOME WOULD SAY,OF THE ENORMOUS OPPORTUNITIES THAT ARE RIGHT IN FRONT OF YOU,ALL YOU HAVE TO DO IS TAKE ACTION AND GRAB THE BULL BY ITS NUTS, THATS IT.
IF YOU WILL NOT BECOME WEALTHY , NOW YOU REALIZE I DID NOT USE ANY OTHER WORDS LIKE MAKE A FEW EXTRA DOLLARS OR EVEN MAKE A LIVING, NO I SAID WEALTHY AND OR FILTHY RICH ON PURPOSE BECAUSE IF YOU DON'T TAKE ADVANTAGE OF THIS MARKET ,IT WILL NOT COME AROUND IN OUR GENERATION,OR THE NEXT. THESE DAYS COLLEGE GRADS ARE COMING OUT SPENDING AN AVERAGE OF I WOULD SAY I CAN BE WRONG BUT A GOOD EDUCATION WILL PUT YOU IN THE POOR HOUSE BEFORE GETTING YOU A SUITE,SO ON AN AVERAGE I WOULD SAY ABOUT I MEAN NOT A CITY COLLEGE ,EVERY ONE COME DOWN I WENT TO ONE MY SELF,SO I WOULD SAY 140K PER YEAR PROBABLY MUCH MORE OR DEFINITELY MUCH MORE IF YOU ARE GOING FOR MED TRAINING, BUT ANYWAY I GOT OFF TRACK AGAIN THEY JUST SIMPLY CANNOT FIND A JOB AND THE LOANS START KICKING IN I BELIEVE 6 TO 12 MOTHS AFTER THE GRADUATION,SO AS I WAS SAYING IF YOU WILL NOT BECOME FILTHY STINKING RICH BEFORE NEXT NEW YEAR HITS MAKE GOALS LIKE LETS SEE ?????? YOU A LITTLE ABOUT MYSELF,I GOT LICENSED AS AN RE SALES AGENT BACK IN 1992,WORKED FOR ONE YEAR FULL TIME ,COULD NOT STAND IT,IT WAS A BORING JOB TO ME SHOWING PEOPLE WHO HAVE NO INTEREST IN BUYING HOUSES SO I BAILED AFTER ONE YEAR.LETS SEE ,18 YEARS AGO I WAS 22 AND I WAS SURE THAT THERE WAS MONEY TO BE MADE BY THE PROCESS OF SPECULATING WHICH IS BUY LOW SELL HIGH THAT IS THE BASIC CONCEPT.LIKE I SAID I WORKED FULL TIME FOR ONE YEAR AS A SALES AGENT AND IT WAS NOT FOR ME,GUESS, WHAT WAS THE ONLY INCOME THAT I MADE THAT YEAR FROM,WELL YES FROM A PURCHASE OF A FORECLOSED PROPERTY,THE BROKER WHO I WORKED FOR WAS A PART TIME INVESTOR AND AS IT CAME TO BE HE WAS SHORT ON CASH BECAUSE HE HAD IT TIED UP IN PROPERTIES AT THE TIME SO HE ASKED ME IF I CAN GET 20K SOMEWHERE FOR 4-6 MOTHS AND GET MINIMUM 40 BACK ,HE EXPLAINED TO ME THAT HIS FRIEND OF A FRIEND ATTORNEY HAD COME ACROSS A PROPERTY THAT WAS HELD BY A REFEREE THAT IS THE PERSON WHO HOLDS YOUR DEED IN THE EVENT OF DEATH UNTIL ITS FIGURED OUT WHO THE PROPERTY WILL GO TO AFTERWARD,ANYWAY I ASKED MY FATHER AT THE TIME HE LET ME BORROW THE 20K CAUSE I TOLD HIM HE WILL MAKE 50 PERCENT ON HIS MONEY ,THE LATEST IS 6 MONTHS AFTER A FEW CONVERSATIONS I FINALLY CONVINCED HIM GUESS WHAT AROUND 5 MONTHS OR SO HE SOLD THE PROPERTY AND BEFORE HE CLOSED ON IT HE GAVE ME 42K ,I WAS BLOWN AWAY,BUT I COULD NOT STAND THE SALES END OF THE JOB SO AFTER THAT I QUIT THE RE SALES JOB AND STARTED DRIVING A LIMO,BUT EVEN BACK THEN WITHOUT ANY KNOWLEDGE I HAD CAUGHT AN ADD IN THE DAILY NEWS ABOUT A CITY AUCTION AND ONE OF THE HOUSES WAS LIKE 10 MINUTES FROM WHERE I LIVED WHICH WAS STILL BRIGHTON BEACH BY THE WAY,SO ME AND MY FATHER WENT TO INSPECT IT ON THE DESIGNATED INSPECTION DATES,MY FATHER WAS AN ELECTRICIAN,SO HE KNEW THE BASICS OF CONSTRUCTION,I ON THE OTHER HAND DID NOT SO IN ASKED SOMEONE TO COME AND BE LIKE A SECOND OPINION,YOU KNOW ITS ALWAYS GOOD TO HAVE ONE WHEN YOU ARE IN DOUBT.WE CHECKED IT OUT WE COUNTED UP THE REPAIRS THE CLOSING COSTS I GUESS WE WERE IN A BALL PARK FIGURE ANYWAY WE HAD TO BRING A TEN THOUSAND DOLLAR CERTIFIED CHECK MADE OUT TO MY FATHERS NAME BECAUSE JUST IN CASE WE DON'T GET THE PROPERTY HE WAS ABLE TO DEPOSIT IT BACK ONTO HIS ACCOUNT,WELL WE DID NOT GET IT I REMEMBER BECAUSE WE WERE OUTBID BY SOMEONE WHO WAS WILLING TO PAY 8K OVER THE PRICE THAT WE CAME UP WITH AFTER THE CALCULATIONS THAT WE MADE,THE BOTTOM LINE IS THE BOTTOM LINE SO WE WALKED ,AS DISAPPOINTED AS WE WERE,WE STUCK TO THE PLAN AND WALKED AWAY. THATS EXACTLY THE KIND OF DISCIPLINE MIXED WITH FEAR ,THAT YOU HAVE TO ESTABLISH YOU MUST STICK TO YOUR BOTTOM LINE OTHERWISE YOU WILL GET HURT AND YOUR BOTTOM LINE BETTER HAVE INCORPORATED I WOULD SAY A MIN OF 5%-10% I MEAN IF YOU KNOW THAT ITS A SCORE YOU TAKE IT IF ITS KINDA SHAKY DUE TO THE NEIGHBORHOOD OR ANY OTHER REASON WHAT YOU MUST DO IS WALK AWAY. FOR SOMEONE WHO EVEN HAS THE MOST MINIMUM KIND OF RESOURCE,OR KNOWS SOMEONE WHO DOES YOU HAVE A GREAT CHANCE OF MAKING BAGS I MEAN BAGS FULL OF CASH.
